In this post, I’m covering 6 real projects above ₹5 Cr across three corridors: Golf Course Extension Road (GCER), Southern Peripheral Road (SPR), and Dwarka Expressway (DXP). Actual prices, actual sizes, RERA status, and what makes each one different from the others — no filler, no vague overviews.

Why the ₹5 Cr+ Segment Is Moving in Gurgaon Right Now
A few years ago, ₹5 Cr in Gurgaon would get you a reasonably good apartment. Today, it gets you into projects with 2–4 units per floor, globally commissioned architecture, and amenity blocks bigger than most five-star hotels.
The product quality in Gurgaon’s luxury segment has taken a significant jump — and so has the range of choice. Three corridors are driving most of the premium activity right now: GCER (the most established premium address), SPR (the value-premium corridor gaining fast), and DXP (now a serious first-choice for airport proximity and brand-differentiated living). Each has a different buyer profile and a different price-to-product equation.
What’s also different this time is that multiple credible developers have launched simultaneously — HNI buyers aren’t choosing between one or two options at this price point anymore. Six of the most talked-about projects in Gurgaon’s elite locations right now are all sitting between ₹5 Cr and ₹6 Cr at entry — which means you need to be specific about what you’re comparing.

Corridor-by-Corridor: 6 Projects, Exactly What You Need to Know
Golf Course Extension Road (GCER) — Sectors 63A & 66
GCER is Gurgaon’s most active premium corridor right now — home to established communities like M3M Golf Estate and a wave of new ultra-low-density launches. Buyers here get Golf Course Road’s premium address and connectivity at pricing that’s slightly more accessible than the main GCR stretch. If you want a recognisable Gurgaon address with strong infrastructure around it, GCER is the obvious starting point.
Sobha Crescent — Sector 63A, GCER
Starting Price: ₹5.75 Cr onwards | RERA: Applied | Possession: March 2030
The one thing that makes Sobha Crescent genuinely different from every other GCER launch is Sobha Limited’s construction model. Most developers outsource their construction. Sobha doesn’t. They control every stage — design, manufacturing, and delivery — entirely in-house. No subcontracting. This is what “backward-integrated construction” means, and it’s why Sobha’s build quality has a consistency that’s rare in Indian real estate.
At ₹5.75 Cr onwards, you’re entering at the 3 BHK level (2,300 sq. ft.) — which is the most competitive entry on GCER for this product quality. The 4 BHK and 4 BHK + Servant go up to 3,100 sq. ft.

Best for: End-users who prioritise build quality above everything else, and want a well-located GCER address in the ₹5–8 Cr range with meaningful privacy (only 2 homes per floor core).
Smart World The Edition — Sector 66, GCER
Starting Price: ₹5.40 Cr onwards | RERA: GGM/756/488/2023/100 | Possession: February 2031
Start here: every single residence in this project has a private jacuzzi deck. Not in select units. Not in the penthouse. Every unit. At ₹5.40 Cr entry, that’s genuinely uncommon at this price point — and it’s the feature that most sets The Edition apart from everything else on GCER.
The 1.2 lakh sq. ft. clubhouse was designed by Upton Hansen Associates, London, and it’s built around biophilic design principles — which means nature is physically integrated into the architecture itself. Natural light, greenery, and open air aren’t decorative add-ons here; they’re part of the building’s core structural approach.

Southern Peripheral Road (SPR) — Sectors 70 & 71
SPR is rapidly establishing itself as Gurgaon’s value-premium corridor. Strong connectivity to NH-48, Sohna Road, and a proposed metro corridor makes it genuinely well-placed — and buyers here get larger floor plates and more acreage compared to GCR/GCER at competitive price points. If you want more land, more size, and strong infrastructure without paying a GCR premium, SPR is worth serious attention.
Tulip Crimson — Sector 70, SPR
Starting Price: ₹5.52 Cr | RERA: GGM/834/566/2024/61 | Possession: December 2031
Tulip Crimson has made a very clear product decision: there is only one configuration here. Every single unit is a 4 BHK + Study + Servant at 3,090 sq. ft. No 2 BHK. No 3 BHK. No compact option. If you’re a family that wants a full, spacious home — this is built exactly for that. If you want something smaller here, it simply doesn’t exist.
That also makes comparison easy: ₹5.52 Cr buys you a uniform, large-format family home, and you’re not paying a premium for a “bigger unit” over a smaller base.

Best for: Large families who want a fixed, full-format home with no compromise on size, strong security, and a well-connected SPR address. No ambiguity about what you’re getting — every buyer in this building has the same product.
Signature Global Titanium — Sector 71, SPR
Starting Price: ₹5 Cr onwards | RERA: GGM/831/563/2024/58 | Possession: February 2031
Before anything else — Titanium isn’t just a residential project. It sits inside a 125-acre integrated township. Most premium projects drop you into a building. Titanium drops you into an entire city block where schools, hospitals, retail, and office spaces are all within the same campus — not 20 minutes away.
The project itself is designed by DP Architects, Singapore — a globally recognised architecture firm — and 91% of the site is open and green space, built around a lagoon pool. That’s not a marketing claim; it means the actual built-up footprint of towers is minimal relative to the land.
IGBC certified — IGBC stands for Indian Green Building Council, and certification at this level means the project meets India’s highest green building standard, covering energy efficiency, air quality, and water management. It’s built in, not added on.

Best for: Buyers who want the lowest entry price in this segment with maximum green space, township-level infrastructure on campus, and strong sustainability credentials. Also well-suited to long-term investors looking at appreciation in an integrated township environment.
Dwarka Expressway (DXP) — Sectors 103 & 80
Dwarka Expressway has changed completely in the last three years. What was once considered a peripheral corridor is now a first-choice address for buyers who want airport proximity, direct Delhi access, and some of the most differentiated products in Gurgaon’s premium segment. The ₹5 Cr+ launches on DXP are also where the strongest brand and wellness positioning is concentrated right now.
Whiteland Westin Residences — Sector 103, DXP
Starting Price: ₹5.75 Cr onwards | RERA: 65, 66 & 67 OF 2024 | Possession: 2028
The lead here is the brand: Westin Residences is India’s first and largest standalone Westin-branded residential project, managed by Marriott International. What that means practically — your building is maintained, operated, and serviced to Marriott’s global hospitality standards. Consistent upkeep, hotel-grade services, and a globally recognised address are all part of what you’re buying. That’s genuinely new in India in this format.
The 2.5 lakh sq. ft. clubhouse puts this in context: that’s roughly the footprint of a mid-sized commercial mall — entirely for 674 residents.
Westin’s Six Pillars of Well-being are built into the project — these are Westin’s globally known wellness principles: Sleep Well, Eat Well, Move Well, Feel Well, Work Well, Play Well. Think hotel-grade sleep environments, wellness-lit common areas, and fitness infrastructure designed around these six categories. It’s not branding — it’s the operating framework for the building.

Trehan Iris Omara — Sector 80, DXP
Starting Price: ₹5.5 Cr onwards | RERA: Applied | Possession: TBC
Omara’s lead is its certifications — and these aren’t common. It is the only project in India right now that carries both IWBI Wellness Certification and IGBC Platinum Rating simultaneously.
IWBI stands for International WELL Building Institute — the global standard that certifies a building is designed to keep occupants healthier. Not just efficient — healthy. Air quality, lighting, acoustics, thermal comfort, and mental well-being are all formally measured and certified. IGBC Platinum, as mentioned earlier, is India’s highest green building certification. No other project in India currently holds both.
The 12.5-foot ceilings are also worth pausing on. Standard luxury in Gurgaon runs 10–10.5 feet. Omara gives you 12.5 feet — noticeably more open, more light, more air. The difference is something you feel immediately in person.
The MERV 14 air filtration system — built into every unit — is hospital-grade filtration that removes fine particulate matter including PM2.5. And every unit comes with its own real-time AQI monitor. In a city where air quality is a genuine concern for families with children, this is a meaningful technical differentiator, not a marketing line.
The 1.25 lakh sq. ft. clubhouse has been co-curated with L’Occitane (the French luxury wellness brand) for the spa, and Knox Gym has co-designed the fitness centre. These aren’t names on a wall — they mean the facilities are built to those brands’ actual specifications and standards.

Southern Peripheral Road (SPR): Choose SPR if you want larger floor plates and more acreage for your money. Go with Tulip Crimson if your primary need is a dedicated, full-format large family home with no smaller units around you. Buyer’s Checklist Before Booking Above ₹5 Crore
- RERA Verification First: Sobha Crescent and Trehan Iris Omara are RERA Applied — not yet registered. Before paying any token or booking amount, confirm the registration number is live and searchable on the HRERA portal (haryanarera.gov.in). Don’t skip this step regardless of how credible the developer is.
- Factor In GST: New launch properties attract 5% GST. On a ₹5.75 Cr purchase, that’s an additional ₹28.75 lakh. Always include this in your total budget comparison — it changes the real outlay meaningfully.
- Get the Payment Plan in Writing: Whatever payment structure you’re told verbally — get it documented in the Sale Agreement. Brochure terms and verbal commitments don’t give you legal protection. Especially relevant for Signature Global Titanium (On Request) and Whiteland Westin (Flexible).
- Trehan Iris Omara Possession Is TBC: Possession timeline has not been confirmed. Ask for the current construction schedule and the RERA-registered delivery date before committing at any stage.
- Ask About Hidden Costs: PLC (Preferred Location Charges) for higher floors or better views, EDC/IDC (infrastructure development charges), club membership deposits, and maintenance deposits can collectively add 5–10% on top of the base price. Ask for a full cost sheet before comparing two projects on base price alone.
- Verify Developer Track Record at Scale: All six developers listed here have delivered projects. Before booking, verify their specific delivery history — on-time rates, project size delivered, and post-possession service quality — not just brand name.

Gurgaon’s premium flats above ₹5 crore have rarely offered this many genuinely different options at the same time.
